Oryginalny sposób, aby ominąć problem z zacienianiem sąsiednich budynków przez
wysokościowy biurowiec znaleźli architekci z renomowanej holenderskiej pracowni
MVRDV. Zaprojektowany przez nich biurowiec, który powstanie w stolicy Austrii bę-
dzie miał… talię.
Budynek dla Korporacji Rozwoju Bauträger Austria Immobilien ma mieć 110 m wysokości
i oferować prawie 36 tys. m kw. powierzchni. W budynku znajdą się zarówno biura, jak
i mieszkania. Co warte podkreślenia, kondygnacje będą miały 3,5 metra wysokości, a 80
proc. powierzchni budynku pozbawiona będzie kolumn i podpór. Przewidziano także
miejsce na powierzchnie handlowe, restauracje, kawiarnie i podziemny parking na 110
miejsc. Budowa według planów inwestora ma się rozpocząć w 2016 roku. Oddanie „Turn

do użytku planowane jest na 2018 rok.
Początkowo budynek miał wyglądać zupełnie inaczej. Przepisy budowlane dla terenu,
na którym stanąć ma wieża ograniczały dopuszczalną zabudowę do 75 m wysokości ze
względu na możliwość dużego zacienienia okolicy przez wyższe konstrukcje. Problem ten
został zminimalizowany przez architektów z MVRDV przez zaprojektowanie dolnych 10
pięter budynku w skręcie. Stworzona poprzez ten zabieg luka pozwoliła skrócić do dwóch
godzin czas padania cienia na sąsiednie zabudowania i miasto zgodziło się na zmianę
warunków zabudowy. Poprowadzenie wieży o ponad trzydzieści metrów wyżej pozwoliło
nadrobić planowany metraż i jednocześnie zaoszczędzić powierzchnię działki, na której
zostaną zbudowane dodatkowe dwa budynki. Architekci w tym projekcie uwzględnili
również możliwe problemy z wiatrem i innymi trudnymi warunkami pogodowymi.

to rise in Vienna
Architects from the renowned Dutch studio MVRDV have come up with an original idea
to avoid the problem of shading adjacent buildings by high-rise office towers. An office
building to be put up in the Austrian capital that they have designed will have a... waist.
The building for development corporation Bauträger Austria Immobilien will be 110
metres tall and offer nearly 36,000 sq.m of space. It will feature both offices and apart-
ments. What is noteworthy, storey height will be 3.5 metres, and 80% of the buil-
ding’s area will have no columns or supports. There will also be commercial areas,
restaurants, cafes and an underground parking lot with 110 places. According to the
investor’s plans, construction is to start in 2016. „Turn Mit Taille” (
tower with waist

German) is scheduled to be delivered in 2018.
Originally, the building was supposed to look completely different. The building regu-
lations for the area where the tower is to stand limited construction to a height of 75
meters due to the possibility of excessive shading of the surrounding areas by taller
structures. MVRDV architects minimized the problem by designing the building’s lo-
wer 10 floors in a twist. A gap created this way allowed them to cut the shading time
for the adjacent structures to two hours and the city agreed to change development
conditions. Taking the tower more than thirty meters higher made it possible to catch
up on the planned square footage while saving the plot’s area, where two additional
buildings will be built. The architects also took into consideration possible problems
with wind and other difficult weather conditions.
