The Polish commercial office market is relatively young with
the first modern office buildings developed in Warsaw in the
last three decades of the 20
th
century. Expediency was what
mattered in designing schemes such as Intraco I (Stawki
Street, Muranów), the Oxford Tower (Chałubińskiego
Street, Śródmieście), the LIM Centre (Jerozolimskie
Avenue) and the Blue Tower (Bankowy Square), where the
focus was on constructing high-rise buildings rather than
architectural qualities.
Metropolitan: an impulse that fosters
a new perception of an office building
Warsaw’s Metropolitan is one of the most distinctive
and landmark office buildings in Poland owing to its out-
standing design by Sir Norman Foster’s architects and
its unique location in the immediate vicinity of Piłsudski
Square and Saski Garden. The heart of Metropolitan is
a circular plaza open to the public. At its centre is a water
feature surrounded by a ring of trees. The place also fea-
tures benches and an interesting lighting system, attract-
ing tourists, mothers and small children running around
the fountain, and newly-weds for photo sessions. After
twelve years since Metropolitan was completed one thing
is certain: it has proved that an office building can form
an urban fabric.
Plac Zamkowy – Business with Heritage
and Foksal City: the missing pieces
of the urban jigsaw in place
A city should form a cohesive and architecturally harmo-
nious area. An office building that fills a gap in the capi-
tal city’s urban fabric is Plac Zamkowy – Business with
Heritage. The plot on which the scheme is being devel-
oped became an unsightly car park for many years after
WWII as the pre-war buildings had not been restored in
this location. The developer appointed architects special-
izing in developments in historical centres of European
cities to design a timeless building that fits in well with
the area. The final effect is enhanced by top quality finish-
ing materials, such as shell limestone on the building’s fa-
çade and the roof covering from pre-patinated titanium
zinc sheeting.
Another office building that complements the capital
city’s landscape is Foksal City, located between Foksal and
Krywulta streets. The plot on which it was constructed
had previously featured a food outlet that was hardly ap-
propriate to the elegance of the nearby Royal Route. The
office building’s design, small dimensions and finishing
materials are all compatible with the neighbouring build-
ings. This development has certainly made this part of
downtown Warsaw more beautiful.

The Tides – nowe otwarcie na Wisłę
Kolejnym przykładem biurowca, który będzie tworzył tkankę
miejską, jest realizowany projekt The Tides, w skład którego
wejdą także przystań wioślarska i aparthotel. Poza ciekawą
architekturą wyróżnia go przede wszystkim lokalizacja nad
brzegiemWisły. W innych europejskich miastach nadbrzeżne
promenady są najchętniej wybieranymi terenami do mieszka-
nia, pracy i spędzania wolnego czasu. WWarszawie ten trend
dopiero się tworzy. Nowe obiekty powstające wzdłuż Wisły
będą impulsem do pełnego wykorzystywania tej atrakcyjnej
przestrzeni, której potencjał nie był do tej pory doceniony.
Budynki biurowe są integralną częścią miejskiej zabudo-
wy. Ich rola nie ogranicza się wyłącznie do oferowania
powierzchni biurowych. Biurowiec XXI w. współtworzy
atrakcyjną przestrzeń publiczną, oferuje różne funkcje,
