At this year’s MIPIM international investment show in Cannes, Warsaw’s developer
Eco-Classic unveiled a new project to develop the headland at the confluence of the
Motława and the Dead Vistula, or the so-called Polish Hook in Gdańsk. Its creator is
KD Kozikowski Design, a well-known design studio from Gdańsk, which had previously
designed “Apartamenty Kępa Redłowska” and “Wolne Miasto” residential projects for
this developer.
The “Polish Hook” Congress Centre will be a multipurpose complex. A 170-metre-high
tower (today the highest office building in Gdańsk is Neptun, approx. 85 metres high,
while the higher Sea Towers in Gdynia rise to 116 metres without the spire) will feature
10,000
sq.m of office space, four- and five-star hotels (a total of 220 rooms, 9,500 sq.m),
an apart-hotel, a medical centre with spa, a restaurant and an observation deck on the top
floors, as well as a retail area on the ground floor. The other building, in fact a 19-metre-

high podium, will host an exhibition and congress centre with ten rooms of different
sizes and the main auditorium seating 800. Both buildings have been designed on a three-

storey basement foundation to serve as an underground garage with 640 parking places.
Along with the complex around the peninsula, a new waterfront is expected to be built
with a road system connecting the new facility with the city centre.
It is not yet clear when the project will begin. That’s because Eco-Classic is looking for
a partner to develop the several million złoty project. There has been a lot of talk about
developing the Polish Hook in recent years, after world-famous architect Daniel Libeskind
in May 2008 unveiled his vision for a project in this place, prepared for Landmark, an
Israeli company. The project involved the construction of a massive complex of residential
and service buildings on a 5-hectare plot. A nearly 200-metre-high tower with a parking
lot for 1,000 cars was to be built in the northern part. The plans, however, were thwarted
by the global crisis (Libeskind later proposed the construction of the same high-rise in
Belgrade), and in March 2012, Eco-Classic bought a 1.3-hectare piece of the plot at the
very end of the headland.
Na tegorocznych Międzynarodowych Targach Inwestycyjnych MIPIM w Cannes warszaw-
ski deweloper Eco-Classic zaprezentował nowy projekt zagospodarowania cypla u zbiegu
Motławy i Martwej Wisły, czyli tzw. Polskiego Haka w Gdańsku. Autorem projektu jest zna-
na gdańska pracowania architektoniczna KD Kozikowski Design, która wcześniej dla tego
dewelopera zaprojektowała inwestycje mieszkaniowe „Apartamenty Kępa Redłowska” oraz
„
Wolne Miasto”.

dyczne ze spa, restauracja i punkt widokowy na szczytowych kondygnacjach a także część han-
dlowa na parterze. W drugim budynku, będącym właściwie podium o wysokości 19 m ma się
mieścićcentrumwystawienniczo-kongresowezdziesięciomasalamioróżnejwielkości igłównym
audytoriumna 800miejsc. Oba budynki zaprojektowane są na fundamencie trzykondygnacyjnej
piwnicy przeznaczonej na podziemnygaraż z640miejscami parkingowymi.Wrazz kompleksem
wokół półwyspu wybudowane ma zostać nowe nabrzeże z układem drogowym łączącym nowy
obiekt z centrummiasta.
Na razie nie wiadomo, kiedy ruszy inwestycja. Eco-Classic szuka bowiem partnera do realizacji
wartego kilkaset milionów złotych przedsięwzięcia.
O zabudowie Polskiego Haka głośno było od kilku lat za sprawą światowej sławy architekta
Daniela Libeskinda, który w maju 2008 r. zaprezentował swoją wizję inwestycji w tym miej-
scu, przygotowaną na zlecenie izraelskiej firmy Landmark. Projekt zakładał zbudowanie na

hektarowej działce wielkiego zespołu budynków mieszkalnych i usługowych. W północ-
nej części osiedla miała powstać blisko 200-metrowa wieża z parkingiem na 1000 aut. Plany
pokrzyżował jednak światowy kryzys (Libeskind proponował później budowę tego samego
wieżowca w Belgradzie) a w marcu 2012 r. 1,3-hektarowy kawałek działki na samym końcu
cypla odkupił Eco-Classic.
