metrowy wieżowiec, pasaże i wiszące ogrody – tak wygląda koncepcja zagospodarowania
dwuhektarowego terenu przy skrzyżowaniu al. Jana Pawła II i Al. Jerozolimskich, jednej z naj-
bardziej atrakcyjnych, niezabudowanych jeszcze działek w Warszawie. Pierwsze prace przy
kompleksie o roboczej nazwie Centralna Park miałyby się rozpocząć w 2018 roku.
Zagospodarowaniem nieruchomości znajdującej się przy Dworcu Centralnym (po drugiej stro-
nie al. Jana Pawła II) ma zająć się Xcity Investment – celowa spółka deweloperska stworzona
przez grupę PKP. Według planu zagospodarowania na tym terenie mogą powstać biurowce
z lokalami handlowo-usługowymi. Niewykluczona jest także funkcja hotelowa. Głównym ele-
mentem koncepcji jest 200-metrowy wieżowiec, który ma stanąć na rogu al. Jana Pawła II i Al.
Jerozolimskich. Pomysł zawiera także zielone pasaże, atria i place, które mają pełnić funkcję ze-
wnętrznej poczekalni dla podróżnych czekających na pociągi dalekobieżne oraz Warszawskiej
Kolei Dojazdowej. W centrum inwestycji planowana jest także promenada, a w budynkach
wiszące i dachowe ogrody.
Nie obędzie się bez problemów – żeby zbudować biurowce nad tunelem z torami kolejowymi,
konieczna będzie całkowita wymiana konstrukcji jego stropu. Problememmoże okazać się tak-
że polskie prawo, które nie przewiduje tzw. własności warstwowej, co oznacza, że budynek
nad publiczną infrastrukturą nie może być własnością prywatną.
Szacowana wartość projektu to 350 mln euro. Projekt znajduje się jeszcze na etapie planowa-
nia. Realizacja inwestycji mogłaby rozpocząć się w 2018 r., aby skorelować ją z remontem linii
średnicowej – informują kolejarze.
Na sąsiedniej działce, od strony ul. Chmielnej, swoją inwestycję planuje firma HB Reavis.
W 2016 roku rozpocząć ma się tam budowa kompleksu biurowego z budynkiem wysokościo-
wym o skali wysokości porównywalnej z budynkiem Pałacu Kultury i Nauki. Całość
realizowana
będzie w trzech etapach. Łączna powierzchnia najmu wyniesie nawet 140 tys. m kw., z czego
około 6 tys. m kw. zostanie przeznaczone pod lokale handlowo-usługowe. Według nieoficjal-
nych informacji projektantem kompleksu ma być sir Norman Foster.
A 200-metre-high skyscraper, arcades and hanging gardens – this is the concept for the deve-
lopment of a 2-hectare area at the intersection of Aleja Jana Pawła II and Aleje Jerozolimskie,
one of the most attractive, yet to be developed plots inWarsaw. The first works on the complex,
under the working name of Centralna Park, are expected to start in 2018.
Xcity Investment, a special development vehicle created by the PKP group, is to handle
the development of the property located near the Central Railway Station (across Aleja
Jana Pawła II). According to the development plan, office buildings with retail and service
outlets can be built there. Hotel facilities are also not excluded. The main element of the
concept is a 200-metre-high tower to stand on the corner of Aleja Jana Pawła II and Aleje
Jerozolimskie. The idea also includes green arcades, atriums and squares to act as an outer
waiting room for travellers waiting for long-distance and Warsaw Commuter Rail (WKD)
trains. The plans also include a promenade in the centre of the project and hanging and
rooftop gardens in the buildings.
Problems will not be avoided – to build office buildings above the railway tunnel, it will be
necessary to completely replace its roof structure. Another problem could come from Polish
law, which does not provide for the so-called layered ownership, which means that a building
above public infrastructure cannot be private property.
The project is worth an estimated EUR 350 mln and it is still in the planning stage.
Implementation could begin in 2018 to correlate it with an overhaul of the cross-city railway
line – say the railwaymen.
On the adjacent plot, from the side of Chmielna street, HB Reavis is planning its own project.
