From the developer’s perspective, the splitting of an investment into
a number of separate buildings is usually associated with a given plo-
t’s size. Additionally, this practice allows for the mitigation of risk con-
nected to the commercialization of a given property and facilitates the
procurement of funds one phase at a time. Furthermore, the smaller area
of constituent parts of an investment make exiting the scheme, should
such a need arise, easier.
In Warsaw…
Business parks are usually built outside of city centre areas, where land is
cheaper, allowing landlords to charge tenants comparatively lower rent ra-
tes. In Warsaw, most business parks are being built in districts traditionally
associated with business: Służewiec Przemysłowy, Aleje Jerozolimskie and
in the area of Warsaw’s Chopin Airport (Poleczki, 17 Stycznia and Żwirki
i Wigury Streets).
The abovementioned locations are popular among tenants due to ready
access to public transportation links as well as low rents (as compared with
the centre). The largest business park schemes in Warsaw are: Empark, lo-
cated opposite Galeria Mokotów shopping centre, made up of nine buil-
dings, more than 100,000 sq.m; Poleczki Business Park, currently 65,000
sq.m (200,000 sq.m planned); Wiśniowy Business Park on 1 Sierpnia Street
(50,000
sq.m); neighbouring Business Garden comprising two office buil-
dings (another five, 50,000 sq.m in total, are planned), total area of aro-
und 20,000 sq.m and a hotel; and Platinum Business Park situated at the
intersection of Domaniewska and Wołoska Streets (five buildings totalling
55,000
sq.m).

style, frequently also containing additional facilities such as service & retail outlets, hotels or warehouses
