Older office buildings
compete successfully
on the Warsaw market
Approximately 30% of the Warsaw office supply (1,4 mln sq.m) is located in more than 150
buildings built prior to 2000. Buildings over 10 years (constructed by the end of 2005) are
home to 44% of current office space supply (59% of office buildings). The oldest Warsaw of-
fice buildings include: Atrium International Business Center, Saski Point, Błękitny Wieżowiec,
Warsaw Financial Center, Warsaw Trade Tower, Europlex, some of the buildings within Empark
complex, University Business Center, Puławska Financial Center, Metropolitan, Athina Park,
Brama Zachodnia and Wiśniowy Business Park. These buildings, despite the passing time
since construction and newer office projects, remain recognizable and characteristic points
on the city map.
Despite the scale of construction, there is actually less available space located in buildings
older than 10 years, equalling to 42% of all available accommodation (according to data from
the end of 2014). In comparison, 26% of available space was located in buildings construct-
ed between 2006-2010 and 32% located in new buildings constructed between 2011-2014.
The amount of office space in Warsaw is increasing from year to year. Despite a decline in rents and increasing
expectations of tenants, developer activity and consequently competition remain high. Currently, tenants looking for
offices can chose from ca. 4,4 mln sq.m located in 450 office buildings. What draws attention is that tenant interest in
ca. 10-year old office buildings remains high. Buildings, which have been part of the Warsaw skyline for years, often
enjoy greater interest than those recently constructed, but why?
